Lake and Trails

Quail Lake, Horseback and Hiking Trails are for the use and enjoyment of all homeowners in Sleepy Hollow as spelled out in the DC&Rs. Please remember to be good neighbors. That means being courteous to others and mindful of the community rules. The trail improvements lead to some recent misunderstandings. Please remember:

  • Wheeled Vehicles including, but not limited to bicycles, dirt bikes, scooters, ATVs etc., are NOT PERMITTED on any lake or trail property – we have had numerous violations lately
  • Horses, hikers and pets on leashes ARE PERMITTED on the lake and trail property
  • The trails do NOT belong to SHOA, they all cross easements on private property, so please stay within the trail. Respect the owners’ property, peace and quiet.
  • Only residents of SHOA and guests who are accompanied by residents are permitted to use the lake and trails. They are not open to the public.

Easements between properties are generally 7.5′ on each property, easements along the back of lots on the East (stream) side of Deerwood are 25′, and easements along the back of lots on the West side of Deerwood are 15′. Easements along the back of lots on the West side of Golden Fawn are 15′. Please consult your Title Report or the Plat Maps to determine the exact location and dimensions of easements that cross your property.
